Can a foreigner buy land in Bali?

Not as freehold (Hak Milik). Indonesian law reserves freehold land for Indonesian citizens. But foreigners have several legal ways to hold or control property.

Option 1: Leasehold

The most popular route. You lease land or a villa for a fixed period, often 25–30 years with extension options. It's simple, but check the extension terms carefully.

Option 2: Through a PT PMA

A foreign-owned company (PT PMA) can hold Hak Guna Bangunan (HGB), a right to build, and run the villa as a business, such as a rental. This is the standard route for investors, and it also qualifies you for an Investor KITAS.

Option 3: Right of use for residents

Foreigners with residence permits can hold a Hak Pakai (right of use) title on certain residential property, subject to rules and minimum values.

What's the nominee trap?

Putting land in an Indonesian friend's name "on paper" is legally risky and not recognised as your ownership. People lose villas this way. Avoid it.
